Do I really own it?
Yes — domain, code, hosting, profile, ad account, data, all registered to you. There is nothing to cancel because there is no subscription on the build.
What does it cost to run?
Hosting is free at the traffic these sites see. The only recurring cost is the domain — roughly $20 a year — unless you choose a Watch plan.
Do my leads still reach BoldTrail?
Yes. Every form routes through BoldTrail's own Lead Dropbox parser into the account your brokerage already gives you. Nothing new to learn.
What if I'd rather not write one cheque?
Every build splits across twelve months for about 11% more. You still own everything from launch day; you just owe the balance.
What happens if I change brokerages?
Everything comes with you. That is the point of building it in your name.
Can you guarantee results?
No — and be careful with anyone who does. What I guarantee, in writing, is what gets built and that every account is in your name. The numbers you'll see are Google's, in your own dashboards, not mine.
Why is there a minimum for ad management?
Because below about $2,000 a month in spend, the cost per lead makes the math indefensible, and I would rather tell you that than take the fee.
What happens if you're unavailable?
Nothing you own stops working: the site is static files on hosting in your name, the profile is in your Google account, the forms deliver to your CRM without me in the path. Watch plans pause billing for any month I can't stand the watch, and you're told before the month starts, not after. Emergencies are the one channel that says any day, and the emergency runbook is public in this repository.
What happens if I want to leave?
You press two buttons in your account: Export repo and Export all leads. Then you cancel any Watch plan in two clicks and get written confirmation that the site, domain, profile, ad account, and lead data remain yours. The offboarding runbook was the first one written.
Who owns the code if you build something custom?
You do, at launch, including anything written specifically for you. The shared component library the demos are built from stays Seamark's, licensed to you without restriction for your site. Your quote says this in writing before you sign it.
Do you work with agents outside Nassau, Duval, St. Johns, Clay?
The store, the demos, and the Bar's diagnostics work anywhere. Human work — builds, appointments, emergency response — is bounded to Nassau, Duval, St. Johns, Clay counties and coastal Georgia, because a calendar that can't be honored is worse than a waitlist. Outside that area you can join the waitlist and you'll be told a real date.
Are you affiliated with my brokerage?
No. Seamark is independent and not endorsed by or affiliated with Berkshire Hathaway HomeServices or any franchisee. Your brokerage obligations and brand compliance stay yours; what I build sits beside the brokerage's tools, not in place of them. The full statement is on the independence page.
What does the Bar cost?
Nothing. The diagnostics return their full result on screen before any email is asked for, and the result stands even when it says you don't need me. If a finding needs a hand, there is a fixed price for it — from $150 — and you can do many of them yourself in under an hour with the steps in the report.
What if I already have a site I like?
Keep it. Two of the three Watch plans need no website at all, the Bar will check the site you have, and the ownership audit will tell you whether it is actually yours. If it is, and it works, the honest answer is Tier 1 · Buoy or nothing.
How many revision rounds?
2 rounds on Tiers 1–3 and 3 on Tiers 4–5, each at a named gate — design, then content. Anything past that is a change request, priced in your account before work starts.
What do you need from me and when?
At kickoff: your headshot, a logo if you have one, your license number, and access grants (never passwords) to the Google account and CRM that will own things. At the design gate: an approval. At the content gate: bios and any listing photos you want. Your account page names every item I'm waiting on, with a date.
